to be taken lightly. Once you contact us we will do the following:
A.
Schedule an initial consultation where we will review your current
situation and go over your options with you. You may not have to sell;
we won’t know until we have reviewed your information.
B. Should it turn out that you want to go ahead with the short sale we enter the next phase:

Go over and prepare all of the paperwork that will be required by your
lender(s) to move forward with the short sale process. This will include
your Hardship Letter, Seller Financial Statement, Seller Questionnaire,
Authorization Form and more.
2. Prepare and Stage your home for sale.
3.
Professionally photograph your home to ensure it has superior
presentation in print and internet advertising. This includes full color
heavy stock fold-over flyers in your home for potential buyers to take
with them after seeing your home and flyers on the street for anyone who
is interested.
4. Full representation on Realtor.com with customized marketing remarks and a full complement of photographs. Most
short sale properties get one or two pictures taken from the street and
perhaps a sentence or two for marketing remarks. We believe that every
listing that has our name on it deserves the same exemplary marketing
whether it a regular sale, short sale or foreclosure.
C.
Once we have completed your package we will forward it to your lender(s)
so we can get a Loss Mitigator assigned to your case and get everything
ready for the offer we will receive. We cut down the turnaround time
for an approval by having all the paperwork in at the same time we put
your home on the market. With response times running around 4-6 weeks
right now for an answer from lenders on short sales it truly pays to
have everything addressed by a professional up front. Once we have the
Loss Mitigator assigned, we know who we are dealing with, can get the
offer delivered immediately and receive an approval in a timely manner.
This keeps your buyer from being discouraged and withdrawing their

smooth a transaction as is possible.
D.
Once we receive the offer, we will forward it to the Loss Mitigator,
keep you and the other agent informed with timely updates and press on.
Once we receive the Approval, we will open escrow, begin the contingency
period and go through all the normal inspections, appraisal and other
assorted tasks that have to be executed in the course of a real estate
sale.
E.
Once we have passed through this phase the buyer will lift their
contingencies and we will be on auto-pilot until closing, taking care of
repair requests and getting you packed and ready to move on with your
life.
